How to apply for a property:

1. Look at the availability list to see a description of each property and if it is currently on Hold (If a property is on Hold it is reserved by a group, but will still be shown, for two business days.) Not all properties that are on hold lease so please check with the office.

2. To see an available property call or email to make an appointment.

3. Fill out & pay the $35 CASH ONLY application fee. Each person signing a lease must complete an application. Some properties require a year of rental history, which is stated on the availability list.

4. Put the property on hold (This requires a $100 hold fee, which will be applied to the security deposit if you sign a lease. If you do not sign a lease you forfeit the $100.) Holds are first come first serve and do not guarantee your ability to rent the property.

Leases:
1. All applications must be turned in the day prior to the end of there hold period (If all of the applications are not in by this time you will not be able to sign your lease and will lose your hold fee, or have to extend the hold for an additional day, with an additional $100 hold fee which is also applied to the security deposit).

2. Some properties require a lease guarantor (a parent or relative will guaranty the total amount of rent do for your unit).

3. The entire security deposit is due at the time of lease signing.

Security Deposit:

1. How much is the deposit? Between 1-2 months rent depending on the property.

2. Is the deposit first and last months rent? NO, it is held throughout the term of the lease and is in no way rent.

3. Do I/we get the deposit back? Yes, but things are taken out of the deposit, such as: carpet cleaning, last month's utilities, any damage, and cleaning when necessary. Deposits will be returned within 60 days from the termination of the lease.

Zoning Laws:

1. What is the zoning law? The zoning law states the maximum number of non-related people who can live in a dwelling.

2. The number of bedrooms does not affect how many people a property is zoned for. Its location in the city is what determines its maximum number of non-related residences.

3. How to know if you are considered related by the city if you are a brother/sister, or if you are first or second cousin. If you have related people you can sign a lease with more then the ordinance specifies

4. What if you over occupy a unit? There are potential fines from the City of Denver and it is grounds for eviction if necessary.

5. What happens if Four Star finds out or suspects that you are over occupied? We are obligated to inform the city and assist them in bringing the unit back into compliance with the zoning law.

Utilities:

1. Are they included? Trash is usually included, all other utilities are usually not included.

2. What is the average cost? THIS IS A GUESS between $50 - $100 per person, per month.
