Four Star utilizes a recognized software package providing timely, accurate reports that provide you with both current and year to date financial information. Each month you will receive financial statements to track your investment's progress, so you can make informed decisions. Along with your statement you will receive the original invoices from maintenance repairs that have been completed.

Leasing
The FourStar leasing team understands that "time is of the essence." With our huge portfolio of quality properties we are the first stop for thousands of students when the leasing season begins. We begin our pre-leasing season in mid-January to obtain the highest possible rents and the highest quality tenants. Our leasing season continues through the summer with a wide variety of marketing tools to ensure maximum exposure for your property.

Service Fees
Services offered by FourStar can be split into two different categories - Leasing with Property Management service or our Lease only service. Newspaper advertising is also a cost assumed by the owner. The prices differ for each service Four Star provides.
Property Management and Leasing:
- Leasing Fee: 25% of one month's rent
- Management Fee: 10% of the full monthly rental rate
- Newspaper and Website Marketing: To be determined depending on time of year and Marketing Plan. Includes placement on Craig's List, www.rentals.com, DU's Housing Service office, the Newspaper Classifieds and Rentals.com if requested
- Property Evaluation: Free of charge
- Sign and Lockbox: Included with leasing fee.
- Referral Mailers: Included with leasing fee.
Lease Only Property Leasing Service:
- Leasing Fee: 65% of one month's gross
- Newspaper and Website Marketing: To be determined depending on time of year and Marketing Plan. Includes placement on Craig's List, www.rentals.com, DU's Housing Service office, the Newspaper Classifieds and Rentals.com if requested
- Property Evaluation: Free of charge
- Lease Signing Fee: Included with leasing fee.
- Application Processing: Included with leasing fee.
